All Visible locations to which reasonable and safe access is available to the property are inspected in accordance with Timber Pest Inspection Australian Standard AS 4349.3- 2010

Experienced of over one decade in the Timber Pest Industry and Qualified. We have carried out many Pre-Purchase Inspections, Defect Reports and Building Consultation in the Taree, Forster, Tuncurry, Smiths lake, Buladelah and Surrounding Mid North Coast Areas.

The Inspection Report:   reports are typed, computer generated and include full color photos. Cover photo of the building and photos of any identified major issues/defects- Live termite activity, termite nests, termite workings or damage. Dry rot damage. Mould rot and damp drainage issues/defects.

Includes a description of the floor plan.  Construction type style of the building and age.

We follow up with verbal advice and answer any questions in relation to the inspection findings.     Free on site meeting on completion of the inspection is available.

All accessible areas of the property grounds are visually checked, gardens, timber fencing and retaining walls and Trees.    Timber conducive of wood pests damage infestation.

We will locate and identify Termites and Wood destroying pests to the property.

All accessible areas of the building are inspected. The external walls, internal of the building, the roof space and the subfloor under the building.

We check for water leaks, leaking showers. Poor storm water drainage. Note: water leaks and poor drainage is highly conducive of timber pest activity.  Wet environment attracts timber pest activity.

Under the building/ subfloor – we check for poor drainage. Dry rot and wood destroying insects/ termites.  Defective Termite caps.  Poor inadequate ventilation.

Moisture test readings are taken at the wet areas of the building and at high risk locations. Recommendations of any high readings are provided.

We check for previous termite treatment evidence. If a previous treatment was identified recommendations are provided.

We check the building for bridgings which increases risk of termite entry. Provide appropriate recommendations to protect the home from a potential termite attack.

This home was approx 40 years old. Was well presented. However, on inspection under the building poor drainage was identified. Perfect environment for timber pest activity, dry rot fungi decay. Fungal spore growth. The wet moist environment will affect the floor timber strength durability and is a potential health issue. Cubic Dry Rot had developed. Costly drainage and rectification works were required.
